What is considered emergency maintenance?
The following is considered an emergency and you can call us IMMEDIATELY if one or more are occuring:
- Water is leaking on to your floor from broken pipes or blocked drains.
- Water is entering through the roof or windows.
- Anything that will cause damage to the property if not immediately attended to.

Please note that the following problems will be dealt with by our maintenance staff and will incur additional charges. All charges are subject to change without notice.
After Hours Calls
Residents requiring after-hours emergency assistance for unnecessary or preventable maintenance will be charged a minimum $75 fee. If extensive work is needed, residents will be charged for materials and overtime labor in addition to the $75 original fee.
Damage & Repairs
Damages and repairs caused by residents or resident’s guests include but are not limited to holes in walls and doors, broken mirrors, windows, screens, furniture, and appliances. Charges for repairs are $35 for the service call during weekday business hours plus cost of material and labor.
Fire Extinguisher
Replacement cost of discharged fire extinguishers by residents or resident’s guests will be charged to the resident’s account.
Garbage Disposals (for apartments equipped with garbage disposals)
Garbage disposals are for soft food items only – discarding bones, bottle caps, rocks, and other items not intended for the drain will cause the garbage disposal to malfunction.
Should the disposal fail to work, turn off the disposal, clear the drain of any foreign objects, press the reset button located directly on the disposal unit situated underneath the sink and switch on the disposal unit. If it is still not working, please contact our maintenance department. Residents will be charged a $35 minimum fee for maintenance to reset the disposal and remove foreign objects. If more extensive work is needed, residents will be charged for materials and labor in addition to the $35 fee.
Garbage Pickup
Garbage must be disposed of by transferring trash directly from your unit to the garbage dumpsters. In order to keep the common areas in good condition, we request that you do not leave any trash outside your front door. Any residents that leave trash outside will be charged a $25 service fee for each bag of garbage removed.
Lock Changes
Lost keys may require lock changes. Front door = $75, and $30 for mailbox.
Lockouts
Residents who are locked out of their apartments, or a bedroom or bathroom within an apartment must contact TCMG and provide proof of occupancy to be admitted back into their apartment. Please be aware that a $75 fee may be charged to your account.
Refrigerator Damages
Do not store any unsealed food in the freezer. Loose food and debris will clog the defrost drain and freeze up the fan, causing damage to the unit. Costs for materials and labor will be charged to the resident.
Toilet Stoppages
Residents must plunge their own toilets. Plungers can be obtained at most drug, hardware, and grocery stores. A $35 fee will be charged for the TCMG maintenance to plunge a clogged toilet. If more extensive work is required, cost of materials and labor will be charged to the resident.
Do NOT place foreign objects down the toilets or drains (including but not limited to sanitary napkins, paper towels, Q-tips, etc).
Washer/Dryer Damages
Please make sure that there are no foreign objects in clothing that is placed in the washer/dryer. Small objects (coins, bobby pins, etc) can cause damage – damage that the resident is responsible for. A $35 service fee is charged for repairs to washer/dryer units, plus the cost materials and labor if applicable.
